The aim when working with investors is to plan projects of high quality which will result in exciting, appealing residential developments with strong sales potential to deliver maximum returns on their investment. Greencor then apply their skills, knowledge and experience to manage the project through each stage of development ensuring the risks are minimised and the end result is the realisation of a new community and the achievement of the expected return on investment.
Greencor understands the different demands that apply when working with investment funds. Tighter timeframes to realise a return requires a different approach from the outset, such as the acquisition of a site with planning approvals already in place, for example, thereby allowing the immediate commencement of the infrastructure build phase.
The shorter timeframe also demands a more rigorous management of associated risks, careful monitoring of market activity and sales, and high level reporting.
Greencor will enter into joint venture agreements with landowners who have a site suitable for redevelopment but neither the capital nor the expertise to develop the property themselves.
In this type of venture Greencor will act as an intermediary between the landowner and other investors to establish the equity arrangements and then manage the development process from end to end. Joint venture partnerships with landowners are often longer term projects which allow for minimum risk and maximum returns.
